Ayala Land’s Crossroads estate delivers perfect synergy of convenience, opportunity

A burgeoning center for trade and commerce in the eastern corridor of Bulacan presents a new vision of holistic development that will propel the growth of this progressive province.

Crossroads—Ayala Land Inc.’s 83-ha integrated mixed-use development in Plaridel, Bulacan—rises to serve as a prime commercial node in this emerging growth corridor. It is poised to cater to workers, neighboring residential communities, and transients who traverse along Plaridel, which currently enjoys high traffic owing to the fact that it serves as a gateway to the north.

Rising in the first class municipality of Plaridel, Crossroads indeed gains a significant advantage with its central location.

Situated at the junction of the Plaridel Bypass Road, Crossroads places residents and businesses 4 km from the Balagtas Exit of the North Luzon Expressway (NLEx), which means that this newest estate by Ayala Land is less than an hour away from Metro Manila and the cities of Angeles and San Fernando in Pampanga. It’s also a 20-minute drive to Malolos City and the PNR Balagtas Station, and potentially a 40-minute drive to the planned New Manila International Airport in Bulakan town.

Within this emerging growth corridor, Crossroads is well positioned to become an economic engine that can attract a diverse range of businesses, retailers and service providers that can give this town more quality opportunities, jobs, and leisure spaces. “Over the last couple of years, investments both by the government through major infrastructure and the private sector, have undoubtedly pushed economic activity towards Central Luzon. Now with Crossroads, the estate’s central location will serve as a key gateway and the newest commercial node of central Bulacan and the rest of the region’s growth corridor,” said Ayala Land Estates’ group head Robert Lao.

“We know that your projects for Plaridel will not only provide additional revenues but also opportunities so that more will invest in our town… With Ayala in Plaridel, we know that our town will further progress,” Plaridel Mayor Jocell Vistan Casaje said during the estate groundbreaking.

Premium addresses

Based on the masterplan for Crossroads, 25 percent of the estate or about 20 ha will comprise commercial areas, while the remaining 75 percent will be allocated for residential and open spaces.

Here, Ayala Land is creating premium addresses for residents, businesses, and government agencies, complemented by civic spaces and a highly pedestrianized network. These plans will further provide the town of Plaridel as well as the rest of Bulacan with lifestyle and commercial opportunities which can enhance the province’s downtown experience. Initially, Ayala Land is investing P5.2 billion to develop the first phase of this estate.

Phase 1 will comprise the development of a commercial district where shophouse lots will be made available not only to established companies, but also to homegrown enterprises; a central park; restaurants and service centers; a transport terminal; and a gasoline station.

As early as next year, several locators will already be opening their shops fronting the bustling Plaridel Bypass road, further enhancing the estate’s appeal as a new destination not only for businesses, but for residents and guests as well.

Iconic shophouses

What further makes Crossroads a viable location is the fact that businesses have the option to build iconic shophouses—unique properties that offer a blend of residential and commercial spaces, and provide the perfect synergy of convenience and opportunity. It’s a smart, practical and cost-effective option for investors as it presents the flexibility of being able to grow your business right where you live. You can have your residence, commercial retail, office, or a serviced apartment all in a single location.

Currently, Crossroads has begun offering 34 shophouse lots spread across a 12.6-ha expanse under its Phase 1 development.

These lots, with sizes ranging from 332 sqm to 1,440 sqm, are priced from P26 million to P133 million for the biggest cuts that have frontage along the highway. Investors have the option to set up restaurants, retail shops, service centers, offices, or a bed-and-breakfast within these shophouses that will rise four or five stories high. The upper floors can be used as lodging or dedicated as dwelling units.

At present, land development works are already ongoing for the commercial block where these shophouse lots are located.
In a few years’ time, Crossroads will undoubtedly emerge as an exciting destination where all roads meet, serving as a pivotal convergence point for growth and commerce. It will not only enhance the land within the town of Plaridel but also enrich the lives of those in the province and the region.
