With the surge in direct international flights from the Clark International Airport, Alviera, the rising 1,714-hectare mixed-use estate of Ayala Land in Central Luzon, seizes the perfect moment to expand further with its first commercial hub within the planned central business district.
Alviera’s A-Block Commercial hub entices investment opportunities for businesses aiming to access the vibrant Central Luzon market and position their businesses in the fast-growing region. Lots range from 1,500 to 2,200 square meters.
Jennylle Tupaz, Ayala Land vice president and Senior Estates Development for Central and VisMin Estates head, said the “significant property appreciation” has inspired the company to commit to the planning and development of Alviera.
“The resounding success of our previous launches and the remarkable sales take up across all the properties that we have introduced here in Alviera— the industrial, commercial and residential— speak volumes about its potential in North Luzon,” Tupaz said during the launch in Porac, Pampanga last June 23.
Ayala Land initially poured in P10 billion to develop and activate over 430 hectares of Alviera’s land “to prime and offer a diverse and complementary mix of uses and developments to its stakeholders.”
In the next three to five years, the property developer also plans to infuse an additional P10 billion to develop another 300 hectares more within the estate.
According to Alviera Estate general manager Melanie Eugenio-Triviño, the commercial hub is strategically located right in the heart of the property and it aims to be a walkable and green environment with anchor developments like Miriam College and the Alviera Country Club.
The 10-hectare Miriam College campus is well underway with its first building set for completion by end of the year. It offers a variety of courses from creative industries, early childhood education and environmental planning.
Additionally, the LaSalle Botanical Garden is in the works, according to Triviño, which will soon house a Botanical Research Center, chapel, themed gardens and more.
At present, the Alviera industrial park has three operational locators, and 10 upcoming ones that are expected to generate more jobs and economic opportunities for the community.
The estate also provides a range of outdoor attractions and recreational activities such as the Alviera Country Club, bike trails, Sandbox, City Kart Racing Complex, the WCamp campsite, kiddie playgrounds, and Greenscapes.
The property developer also noted that it is adding more family-centric destinations like an animal farm, pet play area, and a convenience store within the property.
Triviño said Alviera’s first commercial hub, the seven-hectare East Commercial Center, is now 80 percent sold with initial investors now enjoying a 10 percent compounded annual growth rate.
“So far, we have enjoyed the benefits of everything going on around us and we want to keep the momentum as we ensure that this 1,700 hectare master plan estate comes to life.”
Alviera is a joint venture development of Ayala Land, together with Leonio Land.
