Real estate giant Ayala Land Inc. is doubling its investment in Alviera, a 1,714-hectare mixed-use estate in Pampanga, as it expands with the launch of its first commercial hub within its planned Central Business District (CBD).
ALI Estate Development Manager Mel Eugenio-Triviño said P10 billion was initially invested to develop and activate over 430 hectares of land to prime and offer a diverse and complementary mix of uses and developments to its stakeholders.
“In the next three to five years, Alviera is set to infuse an additional P10 billion to develop 300 hectares more within the estate, as a result of its brisk sales take up across all of its property offerings,” she added.
About P2 billion of the additional P10 billion investment will be used to develop the Alveiera’s first commercial hub called A-Block.
Strategically located right at the heart of the estate, Alviera’s A-Block Commercial hub is a walkable and green environment situated anchor developments like Miriam College and the Alviera Country Club.
ALI is offering prime commercial lots at A-Block ranging from 1,500 to 2,200 square meters at around P70,000 per square meter.
“It is an ideal investment opportunity for businesses seeking to tap into the bustling Central Luzon market and position their businesses in the fast-growing region,” said Eugenio-Triviño.
ALI is also planning to develop and offer additional commercial blocks within the central business district in the coming years.
The 10-hectare Miriam College campus is well underway with its first building for completion by end of the year in time for face-to-face classes and activities for Basic Education and Professional Programs for School Year 2024-2025.
Additionally, the LaSalle Botanical Garden is in the works, which will soon house a Botanical Research Center, Chapel, themed gardens and more within the estate.
Meanwhile, the Alviera industrial park has three operational locators, and 10 upcoming ones that are expected to generate more jobs and economic opportunities for the community.
Embracing and championing the urban-nature lifestyle, the estate provides a range of outdoor attractions and recreational activities such as the Alviera Country Club, bike trails, Sandbox, CityKart Karting Complex, the WCamp campsite, kiddie playgrounds, and Greenscapes.
The estate is also adding more family-centric destinations like an animal farm, pet play area, and a convenience store within the property. The sprawling and majestic mountain views and spaces serve as a conducive learning environment for all.
Residential villages by ALI’s flagship residential brands Ayala Land Premier, Alveo and Avida brand has sold over 5,000 units across nine villages.
So far four villages have been turned over to buyers and about 150 houses have been built and some under construction.
Support infrastructure and utilities like road network, power, water and telco are in place throughout the 430-hectares of activated land within the estate.
Alviera’s first commercial hub, the 7-hectare East Commercial Center is now 80 perent sold with initial investors now enjoying a 10 percent compounded annual growth rate.
