For businesses that have established their presence in the country’s capital, expanding to new strategic locations outside Metro Manila is the next step they should consider for further growth.
As ongoing and planned infrastructure projects are set to further improve accessibility in some provinces, especially those in the south of Metro Manila, opportunities to generate economic activity are expected to rise, which will drive the potential for these areas to become future business hubs.
Being the nearest province to Metro Manila, Cavite is one province expected to benefit from various infrastructure projects in the pipeline. This makes the province a very lucrative destination for companies looking to expand outside of Metro Manila.
Fortunately, interested businesses have to look no further as a property giant Megaworld Corp.’s Central Business District in Cavite is taking shape.
Located in General Trias, Cavite, the 140-hectare Maple Grove is a modern, eco-friendly township that hosts a unique mix of defined commercial, residential, and office developments.
Megaworld envisions Maple Grove as a bustling township that brings Cavite’s pool of young talents, businesses looking for expansion, young and progressive families together to become a holistic city that serves every need.
Makati-inspired CBD
As a sustainable city built for growth, Maple Grove is envisioned to be Cavite’s version of the Makati Central Business District.
The township, which won the Gold Award under the Sustainable Development category at the 2018 FIABCI Philippines Property and Real Estate Awards, offers the same elements that have made Makati a successful CBD such as a trademarked masterplan, strategically defined districts and eased restrictions, as the city is designed to be investor-friendly.
A key feature of the master planned city is the Maple Grove Commercial District, a 35-hectare business district.
The commercial district features strategically defined districts which are perfect for top companies and multinational firms wishing to establish or strengthen their presence in the CALABARZON area.
“We envision Maple Grove to be Megaworld’s own central business district here in Cavite. With its parallelisms to the Makati CBD blueprint, Maple Grove offers the same elements that make it a potential foundation for building a successful business district. Right now, we are attracting a mix of forward-looking investors from Metro Manila, young professional Cavitenos, and Cavitenos working abroad who, if given the right opportunities, may consider to migrate back here in Cavite.” Eugene Em Lozano, First Vice-president for Sales and Marketing.
Megaworld said about 10 commercial lots will be available per hectare at the Commercial District, with each lot ranging in size from 360 square meters (sqm) to 1,008 sqm.
Staying true to its promise of being a green city, the walkable commercial district will also exude features of an environmentally-friendly city as it is surrounded by green and open parks, including the Central Park to be located at the heart of the district.
In addition, it will also feature a two-hectare rainwater park, bike lanes, and other recreational facilities.
The commercial district will feature buildings with rooftop gardens, vertical and indoor gardens, as well as green porches and lawns to complement the township.
Megaworld is already making progress towards the construction of the commercial business district as the main roads going to it are already paved.
In addition, construction of the One Corporate Place, a sustainable office building, is also underway.
Spaces for corporates
The 17-storey One Corporate Place offers 93 select office units ranging from 63 sqm to 280.5 sqm.
It is the perfect offering for corporate offices and business process outsourcing companies, including small-to-medium enterprises (SMEs) looking to locate in Cavite.
One Corporate Place is equipped with its own Building Management System (BMS), a 24-hour Security and Fire Command Center, Seismic Detection and Monitoring System, stand-by generators for 100 percent back-up power, fire security system, water reservoir with separate fire reserve water tanks, and a 24-hour CCTV monitoring system.
The entire building will also be fiber optic-ready, which will support the connectivity needs of occupiers.
In line with Maple Grove’s push for sustainability, One Corporate Place will feature a roofdeck garden, use of energy-saving LED lights in common areas, use of dual-flush type water closets for common toilets, and its own Material Recovery Facility (MRF) for waste segregation and recycling.
Prime Location
As accessibility is always important in any business district, Maple Grove offers a strategic location that can be easily accessed through current and future key infrastructure developments.
The business district is easily accessible via the Coastal Road and CAVITEX, with an estimated travel time of about 30-45 minutes from Makati CBD, Fort Bonifacio, and the Ninoy Aquino International Airport (NAIA).
Its strategic location also makes it accessible to future road networks and key infrastructure projects such as LRT 1-Cavite Extension, Sangley Point International Airport, CAVITEX-CALAX link, Cavite-Tagaytay-Batangas Expressway (CTBEx) and the Bataan-Cavite Interlink Bridge.
Cavite’s promising workforce
Apart from its strategic location and well-planned districts, another reason for businesses to locate in Maple Grove is the young pool of talent available in the area.
Cavite has a generally young population that’s surrounded by quality education institutions.
The employment opportunities will equally benefit young professional Caviteños, who no longer need to leave their roots and work in other major CBDs such as Makati, BGC, Ortigas, among others.
Your new home outside Metro Manila
On top of its commercial and office components, Maple Grove also features residential components catering to various markets.
With its strategic location, the township makes the perfect location for modern day city dwellers who are looking for a new home near Metro Manila.
It can also cater to Cavitenos who are looking to grow and thrive without being far from home.
In addition, it can also serve as a home to return to or investment opportunity for Filipino property seekers residing abroad.
Similarly, as Cavite is home to 120,000 overseas Filipino workers (OFWs) Maple Grove also provides opportunities for returning OFWs who are seeking to invest their hard-earned money.
Megaworld is already making progress with the development of the first two residential developments inside Maple Grove: The Verdin and the La Cassia Residences.
As the trend for greener residential spaces has grown in recent years, units of Maple Grove’s first residential tower, the 10-storey The Verdin, have already been sold out. This success eventually paved the way for the announcement of La Cassia Residences, a 16-storey condominium development offering 238 units.
The condominium features varied layouts, which are ideal for every kind of family ranging from 26 square meters to 88 square meters.
Among its amenities are a swimming pool with pool deck, a function hall, fitness center and outdoor fitness facilities, as well as a daycare center and a walkway area.
A mall for your retail needs
Just like most business districts, Maple Grove will feature a mall to cater to its residents and locators’ retail needs.
However, Megaworld is taking the retail experience up a notch in Maple Grove by incorporating green features at the two-level Maple Grove Mall.
Dubbed as a sustainable mall, the development’s greenhouse-inspired design will be equipped with exceptional light-transmitting architectural systems that maximizes the use of natural sunlight while maintaining comfortable cooling conditions inside the building.
It will also be designed with grey water recycling facilities, perceived cooling design for air-conditioning, and provisions for roof solar panels.
The Maple Grove Mall will have around 24,000 sqm of gross floor area to host retail and F&B outlets, four cinemas, indoor events area, and an anchor supermarket.
On top of Maple Grove’s commercial, residential, office and retail components, the green city also features a township chapel, Maple Grove Transport Hub, biking and jogging tracks and the six-lane Maple Grove Boulevard.
Embodying Megaworld’s signinature Live-Work-Play lifestyle, where everything is within reach, coupled with eco-friendly features, and open spaces, Maple Grove is certainly the next business district to watch out for.
