New real estate player I-Land (ISOC Land), chaired by Michael Cosiquien, is gearing up for more projects in the medium term, as it envisions itself to become a major catalyst of the country’s economic growth.
In a recent interview with The STAR, Cosiquien said that despite the challenging business environment brought about by COVID-19, ISOC Land has been able to top off its maiden mixed-use office development dubbed I-Land Bay Plaza located along Diosdado Macapagal Boulevard at the Mall of Asia Complex in Pasay City.
The property is a premium office tower that promises to become the “Office of the Future.”
It is a 12-story, 24,000-square-meter premium office tower designed as an energy-efficient “green” building developed to meet global standards of excellence with LEED-certified design and features.
The development has intelligent building management system (BMS), energy-saving lighting system with motion sensors, daylight access and double glazed tinted glass windows to minimize heat and noise, 24/7 back-up power supply, nine high-speed elevators and reliable security.
Despite the unexpected challenges of the COVID-19 pandemic, construction remains on track and more than 50 percent of the total leasable office spaces plus ground and underground level retail have already been booked, Cosiquien said.
Aside from I-Land Bay Plaza, ISOC Land is also developing I-LAND Residences in Sucat, Parañaque, which is a six-building residential development.
“We’ve already started construction and development for this and turnover is scheduled in 2023,” Cosiquien said.
In all, I-Land Sucat is a two-hectare planned community, consisting of six mid-rise, 14-story towers with 60 percent of the land area dedicated to open spaces, making it ideal for those who want a community in a prime location that is less dense than other developments.
Another development is I-Land Residences in Balintawak, specifically in the Cloverleaf area.
“We will jumpstart this project this year,” Cosiquien said.
There are also other projects in the pipeline such as in Makati City; Ortigas Center, Pasig City; and I-Land Clark, Neo a seven-hectare premium integrated resort and leisure complex inside the Clark Special Economic Zone in Pampanga.
In all, Cosiquien said the company is targeting the upper mid-market with its offering of developments that feature sustainable and green qualities.
“We want the best for Filipinos. We want to provide them better quality of life because owning a property should not just be for the rich,” said Cosiquien, a civil engineer who chaired engineering conglomerate Megawide Construction Corp. from 2004 until he put up his own company, ISOC Holdings Inc. in 2017.
