Shang Properties steps outside Manila, makes distinct mark in Cebu

Shang Bauhinia Residences is no doubt a strong statement of confidence in Cebu City.

As Shang Properties’ initial foray outside Metro Manila, this 52-story residential development already marks an important step in the company’s expansion as it carries another equally important first. Shang Bauhinia Residences is the developer’s first project to introduce two distinct residential concepts within a single development.

This dual-residence concept was among the key highlights presented during a recent media event at the Shang Bauhinia Residences Show Suite in Cebu Business Park. Local and national media joined company officials led by EVP for Commercial Maria Rochelle Diaz for a closer look at the model units, materials, finishes and overall residential experience planned for the project.

“What’s special about Shang Bauhinia Residences is that this is the first development of Shang Properties that has two distinct types of developments in one building. We have our regular (residential units) and our Signature units (in the upper) floors, with its own amenity floor. This is one of the projects that we really highly amenitized, tailoring to the Cebuanos’ taste and needs,” Diaz said.

“We could have brought this project to Manila, but we really want the first of its kind to be launched here in Cebu,” she added.

This is significant for a developer whose residential portfolio has long been concentrated in Metro Manila. For Cebu, Shang Properties took a more “intentional” route, studying the local market closely to create a project that would resonate well with Cebuano buyers.

According to Diaz, taking Shang Properties’ first residential project outside its comfort zone was both “frightening” and “exciting,” prompting the team to continue studying the market and refining how it responds to Cebuano buyers.

“We’re very intentional with Shang Bauhinia Residences, so we try to understand what the Cebuanos like. For this one, we really wanted it to be more special and so we localized it in a way that (our market here) can relate to it,” Diaz explained. “And hopefully, you’ll see that in our sales gallery.”

Located in Cebu Business Park, the Shang Bauhinia Residences show suite gives prospective buyers a full scale preview of the company’s vision for this project through actual materials, cabinetry, finishes and residential layouts.

Shang Bauhinia Residences rises along Bauhinia Drive, in an established neighborhood near Cebu IT Park, Cebu Business Park and Cebu Country Club.

It offers studio to two-bedroom units with sizes ranging from 35 sqm to 124 sqm. On the upper floors are the Shang Bauhinia Signature units, which include three-bedroom homes ranging from 188 sqm to 221 sqm, with dedicated lift access and exclusive use of The Sky Lounge.

The main development’s 4,015-sqm Clubhouse brings together spaces for wellness, recreation and leisure, including a tropical pool, gym, yoga and Pilates area, cold plunge, sauna, library, cinema, multipurpose court, indoor and outdoor playgrounds, private entertainment rooms and the Bauhinia Ballroom.

Signature residents, meanwhile, gain exclusive access to the 1,105-sqm rooftop Sky Lounge, which has its own pool, cabanas, gym, massage room, sauna and private venues.

“We always keep on leveling up the specifications of our projects. (For Shang Bauhinia Residences), we want to introduce something that Cebuanos would be the first to experience,” Diaz said.

Besides the dual-residence concept, Diaz also cited as an example the project’s pool and children’s play areas, which were designed beyond aesthetics to consider how residents would actually use them. The play areas alone, she explained, went through several design sessions.

This also extends to building operations. Shang Bauhinia Residences is designed with 100 percent backup power for common areas and residential units, a feature Diaz said was considered in response to the realities of living in Cebu.

This early, the company’s localized and differentiated offering appears to be finding favor with the Cebuano market, with Shang Properties reporting an encouraging take-up since launch.

Diaz said the project’s two penthouses have already been sold, while its garden units are fully sold.

Such strong market response indeed lends weight to Shang Properties’ decision to make Cebu the setting for several important firsts, while giving its initial foray outside Metro Manila an impressive, solid start.
