Three leaders, three generations of Philippine real estate

Beyond recognizing the country’s standout developers and developments, the 14th PropertyGuru Philippines Property Awards 2026 also turned the spotlight on the people helping shape Philippine real estate.

Three individual distinctions honored leaders at different points in their journeys: the Life Achievement Award, Real Estate Personality of the Year, and Rising Star Award. Together, they recognized decades of achievement, transformative leadership, and a new generation bringing fresh ideas to the industry.

The Life Achievement Award went to Jorge L. Araneta, chairman, president, and CEO of the Araneta Group, whose career spans more than five decades. PropertyGuru credited Araneta with helping shape the modern Philippine capital and transforming the Araneta complex in Quezon City into the mixed-use urban district now known as Araneta City.

For Rowell Recinto, senior management consultant of Araneta City, who represented Araneta, the honor is also a recognition of the organization he has led.

“In a sense, the award for Mr. Araneta is also an award for the Araneta Group, and we are only too happy to bask in the reflected glory of Mr. Araneta’s body of work and the well-deserved recognition of his accomplishments,” Recinto said.

But recognition itself, he said, has never been Araneta’s objective.

“Mr. Araneta is a very low-key person. He believes that recognition is the end result of an achievement and not the purpose of what you do.”

Recinto also credited Araneta’s “vision and fortitude” for reimagining Araneta City from an entertainment and shopping destination into a district integrating offices, residences, and hospitality. He said Araneta’s “insistence on an innovation mindset” has allowed the city “to continue to keep pace or lead in many aspects.”

Lourdes T. Gutierrez-Alfonso, president and CEO of Megaworld Corporation, was named Real Estate Personality of the Year, recognizing her role in Megaworld’s growth and transformation and the continuing expansion of its integrated townships and hospitality portfolio.

“This award is not mine alone. It belongs to the entire team of Megaworld Corporation,” Gutierrez-Alfonso said in her acceptance speech.

Having spent more than three decades with Megaworld, she has witnessed and helped steer the company’s evolution around its township model.

“Since Day 1, our company has been guided by a mindset of progress and purpose, resulting in our core innovation, the TOWNSHIP,” she said.

Central to that model was an approach to development that brought different aspects of daily life together within one community.

“Our concept of ‘live-work-play’ was a pioneering innovation. It allowed us to bring the very best value to the landscape, and to Filipinos across the country,” Gutierrez-Alfonso said.

The township strategy, she added, has also enabled Megaworld to bring growth beyond the capital and into other parts of the Philippines.

“Since the introduction of the township, Megaworld has propelled growth from the farthest north to the farthest south. Our townships have decentralized development away from Metro Manila, increasing local employment in BPO, technology, and other industries,” she said.

For Gutierrez-Alfonso, however, expanding the company’s footprint is ultimately about more than building townships. She placed nation-building at the center of Megaworld’s purpose, linking real estate development with the opportunity to uplift communities, generate economic activity, and help bring progress to different parts of the country.

“Wherever we build, we aim to uplift lives, impact society, and help shape the nation,” she said. “Nation-building is at the heart of what we do as a company.”

That sense of purpose also shapes how she sees the industry’s opportunities ahead.

“The Philippine real estate industry remains rich with opportunity,” she said. “For us developers, we have the chance to reach more unreachable places through our developments. We have the chance to bring more progress to areas that need growth. And together, we have the chance to bring lasting value for generations.”

Monica D. Lorenzo, director for leisure and business development at Torre Lorenzo Development Corporation, received the Rising Star award. PropertyGuru cited her role in expanding Torre Lorenzo’s development footprint, forging international hospitality partnerships and bringing fresh thinking into the family enterprise.

Before joining real estate, Lorenzo worked in consumer goods at Unilever and later in technology—experiences she said continue to influence the way she approaches development.

“Like consumer goods, the buildings and the homes we create are used every single day,” Lorenzo said. “Our buyers choose to put their hard-earned pesos into our projects and ultimately to build their lives in them.”

Her experience in technology also reinforced the importance of understanding what residents need.

“These details go far beyond the blueprint. They start with understanding what our residents and buyers actually want—and even things that they don’t know that they want yet,” she said.

That responsibility, she added, extends beyond completing a development.

“We believe that taking care of our projects and our residents long after turnover is just as important as building them in the first place,” Lorenzo said.

Looking ahead, she remains optimistic about the opportunities for her generation.

“It’s an incredibly exciting time for real estate in the Philippines,” she said. “I truly believe we’ve only scratched the surface of what we can build and of what we can bring to Filipinos.”

The three individual awards capture different stages of leadership in Philippine real estate—from a legacy built over more than five decades, to an established leader guiding one of the country’s major township developers, to a new generation bringing fresh perspectives into the industry.

Across those generations, their work points to a common purpose: creating places that respond to changing needs while contributing to the communities and cities around them.
