‘Flight to the South’ benefits green developer Arthaland

The “flight to the south” is benefiting the growth of Arthaland’s Una Apartments at Sevina Park, Biñan, Laguna. 

In an event officially marking the structural completion of Una Apartments Tower 2 at Sevina Park with a formal topping-off ceremony, Leandro Locsin Jr, design consultant and administrator of Leandro Locsin Partners points out that Metro Laguna has experienced significant economic and development growth due to its strategic location within the Calabarzon region.

The event also celebrated a major milestone achieved well ahead of its original October 2026 schedule.

“We all did our part to produce something with a good return, solid specifications, high performance, connectivity and an attempt to create something which our buyers would find delight with. Building community, good design for all,” says Locsin.

Locsin points out that Arthaland puts importance on people and carries its tasks out correctly and performs that with intent. Once completed, Una Tower 2 will provide a beautiful environment, a balanced life, security and buildings and amenities of excellent taste that work to delight the senses with the future residents will be the best advocates.

Locsin recalls the project was launched in October 2020 during the middle of the pandemic. He adds it was a time of uncertainty and “things were really sort of a sense of walking into the unknown.”

Things became optimistic when Arthaland had a topping-off of Una Tower 1 in November of 2024.

For Locsin, the most important lesson during challenging times is to be flexible and agile. He says people should always bear in mind that  nothing is really ever guaranteed.

“We need to recognize that things move and it’s important for all of us to be nimble as we move through the changing of times,” says Locsin.

As the country’s foremost green developer, Arthaland vice chairperson and president Jaime C. Gonzalez says sustainability remains a long-term commitment regardless of market cycles.

As of 2025, 54 percent energy savings across all developments; 39 percent water saving across all developments.

Gonzalez says the structural completion of Tower 2 stands as a testament to strict discipline and exceptional project management. The construction update revealed that the final casting of the 997-square-meter roof deck was completed on March 29.

The technical execution of the final pour underscores the efficiency of the project team. Pouring of 365 cubic meters of heavy-duty 5,000 PSI concrete was completed in a swift 14,85 hours at an average casting rate of 24.36 cubic meters per hour.

“Crucially, this rapid pace did not compromise on-site well-being. The project logged an outstanding safety record, achieving 760,858 safety man-hours for the superstructure and 87,572 safety man-hours for the substructure with only two minor incidents recorded,”  says Arthaland.

During the ceremony, Gonzalez reflected on the journey of Sevina Park, tracing its evolution from its earliest days as a boutique student facility to a thriving, multi-circuit green community.

“From a single building to a thriving multi-circuit community is a rewarding journey that speaks to the foresight and commitment of the entire Arthaland team,” Gonzalez stated. “While Tower 2 stands firmly on the foundation and success of Tower 1, it represents its own unique achievement.”

To highlight the collaborative spirit behind the building, the ceremony featured the symbolic assembly of seven distinct pieces. Each piece was placed by a representative embodying a core value of the development, serving as a reminder that a true sustainable community relies on the seamless convergence of master planning, architecture, engineering, finance, and craftsmanship.

Reflecting on how Tower 1 was topped off during the shifting market of late 2024, he noted that the current global landscape demands adaptability and long-term thinking.

Locsin commends Arthaland’s unwavering commitment to everyday livability and democratic design.
