Italpinas launches green residences in Batangas

ITALPINAS Development Corp. (IDC), a real estate developer focused on sustainable buildings in emerging cities, is betting on the long-term growth of Sto. Tomas, Batangas with the launch of Miramonti Green Residences.

Miramonti Green Residences will be a mixed-use high-rise development that reflects the rising appeal of emerging provincial cities outside Metro Manila.

Located at the foot of Mt. Makiling, the project marks IDC’s first development in Luzon and signals the company’s continued focus on sustainable communities in high-growth areas.

Sto. Tomas has steadily transformed into one of Southern Luzon’s expanding industrial and economic hubs, driven by the growth of industrial parks, PEZA zones and major infrastructure links. The city now hosts a workforce estimated at more than 100,000 employees, creating demand for housing, rental spaces and lifestyle-oriented developments.

For IDC the move into Batangas was a long-term decision made well before the city’s recent growth accelerated.

“Choosing to develop in Sto. Tomas was the right choice, made more than 10 years ago, when we bought the property,” said IDC chairman Romolo V. Nati. “We bet on the growth of this city ahead of the competition.”

The strategy appears to be paying off as Miramonti Green Residences is already nearly sold out.

The project features around 330 residential units complemented by resort-style amenities including swimming pools, lounges, landscaped gardens, a gym and function halls. Its Italian contemporary design also takes advantage of the scenic backdrop of Mt. Makiling.

Beyond aesthetics, the development highlights the growing importance of sustainability in the property sector.

Miramonti carries an EDGE green certification, an international sustainability standard developed by the International Finance Corp. under the World Bank Group. It was also recognized as the “Best Mixed-Use Building in the Philippines” at the International Property Awards.

The building incorporates green features such as rainwater harvesting systems, cross ventilation, shaded façades and water recycling facilities designed to lower energy and water consumption while improving comfort for residents.

“We are very happy to see that Miramonti has been so well received by the market,” said IDC chief executive Giuseppe Garofalo. “The location, design, construction quality, and amazing amenities make this project a truly unique product for the area.”

IDC believes emerging growth areas like Sto. Tomas offer stronger long-term investment potential as developers and investors increasingly look beyond the saturated Metro Manila market.

Aside from industrial activity, Batangas also benefits from tourism and pilgrimage traffic linked to the nearby National Shrine of Saint Padre Pio, helping sustain demand for accommodations and rental properties.

To support investors, the company offers property management services through its subsidiary Prima, allowing unit owners to generate passive income through leasing arrangements.

As infrastructure and industrial activity continue to spread across Southern Luzon, Sto. Tomas is steadily emerging as one of the region’s promising real estate destinations.
